The Four Seasons Hotel and Residences has brought to the historic surf club on Collins Avenue two new 12-story towers. The hotel tower features 77 guestrooms and 30 hotel residences, and the condominium tower includes 121 private condos. Amenities include two restaurants, oceanfront cabanas, a state-of-the-art fitness facility, and four swimming pools.

Cumming was retained by the Witkoff Group to serve as project manager for the PUBLIC Hotel and Residences in New York City, Ian Schrager’s latest boutique hotel concept. The new 28-story, 258,000-sq-ft. property, located at 215 Chrystie Street in Lower Manhattan, includes 376 guestrooms and 11 luxury condos. Also included are an arts club, two Jean-Georges Vongerichten restaurants, three bars, and related public areas. The PUBLIC’s hip concept incorporates a minimalist approach, providing guests with an affordable yet comfortable and high-quality room.

Cumming is the Development Manager responsible for the design and construction of this luxury EDITION brand development, which is a joint venture between the Ian Schrager Company and Marriott. The project is located in the former Seville Hotel, an iconic historic hotel in South Beach on the oceanfront. The project includes 294 hotel guestrooms, 26 luxury condominiums, two restaurants (Jean-George Chef inspired), the Crazy Box Nightclub, seven bars, two pools, and lush tropical landscaping. The project also includes an addition to the historic tower plus a new 16-story tower as well as a new five-story, crescent-shaped tower with luxury hotel suites.

Cumming was selected to manage four new EDITION hotels — one each in London, Miami Beach, New York City, and West Hollywood. EDITION is a luxury lifestyle hotel brand created by Marriott International in partnership with Ian Schrager. The New York EDITION opened in the fall of 2019 and includes an outdoor wrap-around terrace and gardens that overlook Times Square as well as a fine dining experience at 701West helmed by Chef John Fraser. The West Hollywood EDITION also opened in the fall of 2019 and is located on the corner of West Sunset Boulevard and North Doheny Drive, where West Hollywood meets Beverly Hills. It features 140 guest rooms, 48 suites with two penthouses, 20 luxury residences, and over 6,500 square feet of meeting and event space. The West Hollywood EDITION also includes a signature restaurant, lobby lounge, basement club, expansive rooftop pool, and a six-treatment room spa.

Lehrer Cumming is advising the client on this new luxury hotel and condominium on the oceanfront in Fort Lauderdale. Upon completion, the 22-story building will feature 148 guestrooms, 83 condominium units, and high-end amenity spaces for guests and residents.

Cumming served as development manager for the London EDITION hotel, opened by Marriott International and Ian Schrager Co. in September 2013. The London EDITION hotel is the second to open since the brand’s 2011 Istanbul debut. Reporting directly to Marriott’s corporate leadership team, Cumming provided overall corporate program management of the Marriott International-owned EDITION projects, as well as project-level development management on the London luxury lifestyle hotel, which occupies the former historic Berners Hotel. The London EDITION features 173 guestrooms, a Jason Atherton-inspired restaurant, four bars, a special event space, meeting rooms, and a modern lobby that accentuates the building’s original historic character. The hotel is located in central London’s Fitzrovia neighborhood.

Shanghai-based Greenland Real Estate Group contracted Cumming to carry out a peer review of their current budgets on phase one of its $1.2 billion, 6.33-acre Metropolis development located north of LA Live. The peer review appointment has led to continued estimating and ad-hoc cost management services throughout phase one, which includes construction of a 350-room hotel as well as a 310-unit condominium tower. In addition, Cumming is likely to provide services for phase two, which will include a 40-floor, 451-foot tower with approximately 510 condo units, as well as a 63-floor, 671-foot tower with approximately 740 condo units.

Standing 61 stories tall and affiliated with a recognized luxury brand, One Dalton will function as an unparalleled five-star, 225-room hotel, and as a 160-unit luxury residence. Guests will enter the hotel through the ground-level lobby under a covered porte cochere while residents will access their suites through a private, distinct residential lobby. Food and beverage outlets include a café, restaurant, and lounge with additional features that include meeting spaces, a fitness center, an indoor/outdoor pool, a luxury spa and relaxation room, locker rooms, and a business center.

Cumming was recently contracted to provide project and construction management services for the 203-key Yotel Hotel in Downtown San Francisco. Subsequently, Cumming’s energy group was brought in to help commission the beautifully renovated building, as well as provide expert LEED guidance and assist Yotel in achieving LEED Silver certification. One of the hotel’s many cool features is an advanced guestroom lighting control system that is integrated with the HVAC.
Lehrer Cumming provided project and cost management services for the renovation of the Mandarin Oriental Hotel in downtown Boston. The $7 million project included a spa renovation and upgrades to 793 rooms on 13 floors, with each room receiving all new bedding, TVs, artwork, lighting, and back-painted glass tops on all case goods. An additional 132 rooms were converted from king rooms to double/double rooms, and received all the same upgrades noted above, as well as new carpet and headboards. The renovated floors also received corridor enhancements, including new carpet, vinyl wall coverings, ceiling light fixtures, new paint on the ceilings and door trims, and new FF&E. The project was completed in March 2018.
Raffles Boston Back Bay Hotel & Residences, Boston, MA

This new, $375 million mixed-use property, which is scheduled to open in 2022 in the heart of Boston, will be Raffle’s first development in North America. The new 33-story building will have 147 guestrooms and 146 residences, and will bring a new level of luxury amenities to Boston’s high-end hotel and condo markets, including dedicated butlers, a two-story sky lobby overlooking Copley Square, five restaurants, an elegant spa with an indoor pool, a rooftop terrace and lounge, and a lot more. Raffles Boston Back Bay Hotel & Residences will boast a dramatic exterior designed by Boston-based architectural firm The Architectural Team, Inc., which set out to make the facade feel that it was “of Boston.” The stylish and elegant hotel and residential interiors have been fashioned by Stonehill Taylor and Rockwell Group, respectively. Lehrer Cumming is providing due diligence and project monitoring services while representing Cain International, an equity partner in this venture.
The property’s residences include pied-a-terre suites, one- to three-bedroom units, and large penthouses. Residents will have full access to all of the building’s many features, and will enjoy the convenient location in Back Bay, which is one of Boston’s most prestigious neighborhoods. The site is near the Back Bay Train Station and Trinity Church, and is within short walking distance of luxury shopping, art galleries, Fenway Park, the Museum of Fine Arts, and numerous upscale restaurants.

Cumming is providing pre-contract and initial post-contract cost management services for this project, which consists of the renovation of 317 keys and 25,000 sq. ft. of public space in an historic hotel in downtown Boston. Our role started in the schematic design phase, where we attended design meetings and provided independent estimates and cost advice in support of final design decisions. Subsequently, we led a value engineering effort to return the design to budget and provided initial post-contract cost management services through 90% buyout of the GMP.
Renovations to this historic property, which was identified as a Boston Landmark in 1978, include a new canopy and awnings at the main entrance, along with modern uplighting to illuminate the building; a new street entrance for the lobby bar, which will be separated from the lobby by a new glass screen; a redesigned lobby, including a changed floorplan and color palette; and upgrades to all of the guestrooms. The hotel’s event and meeting spaces are also being renovated.

Lehrer Cumming is providing project management services for the new 212-key Dream Hotel in Atlanta, Georgia. The project consists of two 12-story towers and spans 2.5 acres. The hotel will include 59 private residences, a spa, two rooftop pools, five dining and nightlife venues, and a 17,000-square-foot lounge. In addition, the property will contain 60,000 square feet of office and retail space. Dream Hotel Group plans to debut the new property in 2022.
