Cumming is providing enhanced project monitoring services for a major lender, including ongoing monthly reporting and full due diligence up to the loan agreement signing. This spectacular high rise is a 900-foot, 70-story building housing 385 condominiums. As the first residential building in the new Hudson Yards area in New York City, it will be adjacent to the High Line and connected to Culture Shed, New York City’s new avant-garde cultural facility. 15 Hudson Yards was designed by Diller Scofidio + Renfro and David Rockwell in collaboration with Ismael Leyva Architects.

One Dalton will be 61 stories with hotel rooms below and luxury residential units above. The unparalleled five-star, 225-room hotel will be affiliated with a recognized luxury brand with access through the ground-level lobby under a covered porte-cochère. Residents will access their 160 luxury units and extensive amenity space via a distinct residential lobby. Food and beverage outlets include a café, a Zuma restaurant, and lounge. Additional features include a small retail space; meeting spaces; a fitness center; an indoor pool; a luxury spa and relaxation room; locker rooms; and a business center. Cumming provided due diligence for the major lender, which included independent estimates, schedule review, and a full review of the general contractor, subcontractor, and design team. Moving forward, Cumming will provide monthly monitoring for the major investor, identifying any possible risks and commenting on project efficiency.
